COMMON QUESTIONS

You’re probably wondering…

Selling comes with questions. Here are clear starting points for some of the most common ones.

Getting started
Where should I start if I’m not sure about selling?+

Start with your reason for moving, a flexible timeline, and a rough picture of your finances. You can explore a plan without deciding to list. Our selling checklist is designed for that early thinking, too.

Do I need to renovate before selling?+

Not automatically. Consider the condition of the home, local expectations, budget, and time. Start with cleaning, maintenance, and written estimates. Spending more does not guarantee you will recover the cost.

How long will selling take?+

There is no single timeline. Preparation, pricing, demand, contract terms, financing, and closing details all affect timing. Build in flexibility for the move rather than relying on a guaranteed closing date.

Options and offers
Is a cash offer always better?+

No. Compare price, fees, repair adjustments, conditions, proof of funds, and the closing schedule. Cash describes financing; it does not automatically mean the most proceeds or no risk.

What does selling as-is mean?+

It generally signals that the seller is offering the property in its current condition. It does not automatically remove disclosure duties, inspection rights, or other contract obligations. Local law and the agreement matter.

Can I sell without an agent?+

A self-managed sale is an option, but you take on more of the pricing, marketing, scheduling, negotiation, and coordination. Consider where you may still need a qualified attorney, title company, or other local professional.

Money and closing
Is my equity the amount I will receive?+

Not necessarily. Selling costs, loan payoffs, credits, repairs, and other adjustments can change the amount left after a sale. Our calculator is an estimate based on your inputs, not a settlement statement.

Are real estate commissions fixed?+

No. Compensation is negotiable and depends on the agreements and services involved. Get the specific arrangement in writing and include it in your cost comparison.

Will I owe tax on the sale?+

That depends on factors such as gain, ownership, use, and your tax situation. Net cash proceeds are not the same as taxable gain. Check current IRS guidance and speak with a qualified tax professional.
